Sarah: Hi Tom. You look stressed. What's wrong?

Tom: Hi Sarah. I'm trying to find an apartment to rent. It's so difficult.

Sarah: I know what you mean. Where are you looking?

Tom: Well, I'd love to live downtown, but it’s too pricey. So, I’m trying to find a place near the university. That way I can walk to my classes.

Sarah: Good idea. What's your budget like?

Tom: I was hoping to find something for 4 million a month, but that seems impossible. So, I’ve decided I can go up to 5 million VND, but that’s my absolute limit.

Sarah: That’s still tough. What are you looking for in an apartment? Any must-haves?

Tom: It doesn’t need to be grand. I just need a bedroom and a small kitchen. But the one thing I absolutely must have is a safe place to keep my motorbike. I need secure parking.

Sarah: That makes sense. Have you seen any places yet?

Tom: I saw one yesterday. The location was perfect, but it was right next to a huge construction site. It was so noisy I couldn't even hear myself think.

Sarah: Oh, that’s the worst. What's your plan now?

Tom: My landlord suggested I should check out the Green Suburb. It's a bit further away, but he said the rent is much cheaper and the apartments are nicer. I'm going to visit it this afternoon.

Sarah: The Green Suburb? I've heard good things about it. Good luck!

Part 2: Monologue

Guide: Welcome to our beautiful city! Today, I want to give you a quick overview of our two main living areas: the Downtown Core and the Suburbs.

The Downtown Core is the heart of our city. It's where you'll find the concrete jungle of skyscrapers, the bustling streets, and all the grand public amenities. It's famous for its impressive, modern architecture; you won't find many historic buildings here, as most were replaced long ago. It’s a very exciting place, but it can be quite noisy.

Now, let's talk about the suburbs. This is where most of our residents live, especially families with children, who are looking for more space and quieter streets. While young professionals and students often prefer the excitement of downtown, the suburbs offer larger homes and gardens.

Getting around is different, too. In the downtown area, the metro runs every five minutes. In the suburbs, public transport is a bit different. Buses and trains are frequent during rush hour for commuters, but the service becomes much less frequent in the evening and on weekends.

So why do people choose downtown? The main draw is the incredible variety of entertainment. You have cinemas, theatres, restaurants, and shops all within walking distance. The cost of living is high, and the sense of community isn't as strong as in the suburbs, but the convenience is unmatched.

Ultimately, the choice depends on your priorities. Do you want a small, convenient apartment in the middle of all the action? Or would you prefer a larger, quieter home with more space, even if it means a longer commute? It’s a classic trade-off between convenience and living space.
